How we calculate

Booking.com in Italy usually keeps 15 to 18%; Airbnb about 15.5% now that hosts pay the whole fee. The calculation uses 15%, plus 22% VAT on the commission for private owners, who can’t recover it.

One home, taxed twice

If you let your only home as a private individual, with no VAT number, you already pay tax on the rental income. The platforms make you pay VAT on top.

  1. 1

You already pay tax on the rent

Under the cedolare secca you pay 21% on what the guest pays, gross: including the share the platform keeps and you never see.

  2. 2

Then there’s 22% VAT on top

Airbnb and Booking.com charge VAT on their commission. A business gets it back; a private owner can’t, so it’s simply an extra cost.

Questions

Do I have to take my home off Airbnb or Booking?

No. Connect their calendars and dates stay in step: when a night is taken on one side, it gets blocked on the other.

How do I get paid?

The guest pays the deposit by bank transfer after you confirm; you agree the balance between you. Italiando never touches your money.

Can I cancel?

Any time, from your account. The subscription stays active until the end of the period already paid.

What happens when the trial ends?

Your homes stay saved but are no longer shown to guests until you pick a plan.

Why do the platforms charge me VAT when I don’t have a VAT number?

Because VAT applies to the service they sell you, the commission. Businesses with a VAT number deduct it; a private owner with one home can’t, so you pay it in full, on top of the cedolare secca on the rent. On Italiando there’s no commission to pay it on: the cost is a flat subscription.
